Demand for primary housing has grown rapidly in Ukraine: in which regions did new houses appear in August

DIM.RIA experts analyzed trends in the real estate market for August 2025. The study concerned the dynamics of prices, demand and supply, in particular, in the primary market. Marketplace analysts compare data with the previous month and the same period last year. Delo.ua writes about this with reference to DIM.RIA analytics.

During August, 10 new buildings (13 sections) were put into operation in Ukraine: 2 each in Kyiv, Lviv and Khmelnytskyi regions, 1 each in Rivne, Mykolaiv, Poltava and Cherkasy regions. Sales departments continue to operate in most new buildings – in August their share remains at the level of the previous month.

Prices per square meter in a new building have increased significantly in most regions. Housing in Kyiv is the most expensive. The average cost of a square meter in the capital is $1,401/m².

The cheapest housing remains in frontline regions, such as Sumy or Zaporizhia, experts indicate. However, it is worth noting that the price level in the eastern and southern regions has increased due to increased demand. Thus, in Sumy, the price increase is 4% ($ 563/m²), in Zaporizhia – by 20% ($ 614/m²).

Experts also report an increase in demand for the purchase of primary housing in August. In Sumy, the number of buyers of new apartments increased by 62%, which is the highest figure in Ukraine, but despite this, demand in this region still remains low due to the proximity of hostilities and the border with the aggressor country.

New buildings in Kyiv and Lviv are the most popular among buyers.
