Apartment in a new building – housing has become cheaper in some regions of Ukraine

Analysts do not observe activity in the market since the beginning of spring. According to the results of March 2026, prices in the primary housing market in some regions of Ukraine, in particular in the west, decreased. Although in other regions the cost of housing is growing. This is reported by liga.net with reference to data from the DIM.RIA marketplace analyst.

It is noted that the largest price increase was recorded in the Kirovohrad region – +3.5% compared to February, which brought it to second place in terms of average price. And in the Zakarpattia region, which during the war was among the three most expensive regions in terms of housing prices, the largest drop in the price per square meter occurred – by 7.5%. Also, prices in Lviv and Ternopil regions fell within 1%, in Khmelnytskyi – by 1.7%. Kyiv remains the most expensive city in terms of the price of new housing. The average cost per square meter in March was $1,393/m² (-2.3% compared to February 2026).

In March 2026, 84% of new building sales departments in Ukraine were operating. During the first month of spring, six new buildings in 11 sections in total were put into operation: six sections in Lviv region, five in Kyiv region.

Demand for new housing among Ukrainians has been growing almost throughout the country over the past month. The most noticeable growth was in Dnipropetrovsk (+25%), Chernihiv (+22%) and Cherkasy (+21%) regions. A decline in demand was observed in Lviv (-7%), Chernivtsi (-0.8%) and Zaporizhia (-0.3%) regions.
